We work in cooperation with the real estate brokerage team to compare sites and identify risks for each potential site. This includes analysis of physical limitations and TI Allowance. Once a site is selected, we assist in the Work Letter review process and related negotiations with the legal team.
Planning & Lease Negotiation
During this pivotal project stage, our team works closely with brokers, landlords, architects, engineers, construction managers, and users to establish the groundwork for your success. We meticulously review and assess the lease agreement, particularly focusing on the Work Letter, Tenant/Landlord Responsibility Matrix, and related exhibits, to ensure alignment with space program requirements. Our goal is to safeguard your interests and clarify your obligations. The Planning and Lease Negotiation Phase combines strategic thinking and thorough lease evaluation to lay the foundation for your project’s ultimate success.
Design Management
The design team brings the client’s vision to life. We identify and engage the designer that is best suited to the project’s needs. Although design is an iterative process, it is most effective when we establish an overall design schedule, identifying milestones for client review. We also develop a target budget so that the design team understands how to best allocate the client’s resources.
Construction Management
In many ways, the most exciting part of a project is seeing it transform on a week-to-week basis. We act as the client’s right hand throughout the construction process. We attend weekly meetings with the construction team and make regular site visits, with the goal of keeping the team’s focus on budget and schedule. Our extensive construction background allows us to both proactively identify problems before they arise and efficiently manage the bumps in the road that are inevitable. Our goal is to complete all punchlist items and financial closeout within 30 days of the Certificate of Occupancy.
Relocation Planning
As construction is completed, the project focus shifts from building to occupancy and making the new space a home for employees. We oversee movers as well as the numerous vendors required to make relocation smooth and successful.

Rubius Therapeutics consolidated its multiple locations to 80,000 SF of newly constructed, state-of-the-art, research and development space at 399 Binney Street in Cambridge, Massachusetts.
Xilio Therapeutics
Xilio grew from incubator space into nearly 30,000 SF in Waltham. The design integrates BSL-2 biology, cell lab, mass spectrometer, and an Animal Care Facility with office, administration, and meeting spaces.
